Update On Park Restrooms - Plans Finalized
Updated 06.17.08 - As discussed at a public meeting last month, a new restroom facility will be installed near the existing pump house at Peppermint Park. The restroom will be a pre-manufactured concrete building that offers two uni-sex restroom stalls. The roof of the restroom will be a dark green and will match the pump house roof texture. The pump house roof will be painted to match the restroom roof. There will be decorative stone accent on the lower 1/3 of the building walls. The exterior walls will be a java brown color and the exterior walls of the pump house will be painted to match. The building includes two area lights for safety and magnetic door locks that will secure the building when the park is closed at night. The restroom will be closed during the winter season and will be maintained by Boise Parks & Recreation on a daily basis, seven days a week during the open season. Recent Fence Damage - Board Is Looking Into Repairs
Updated 04.22.08 - Repairs should be made this week. We have hired someone to fix it for a small fee and are still investigating to see if we can find whoever ran into our fence.

We've been made aware that there has been extensive fence damage across the street of Pepper Ridge Elementary. We are working with MGM to get this repaired as quickly as possible, as well as talking with Boise Police about any reports related to the damage. It appears someone drove into it. We'll keep you posted, but it could be a few weeks before we're able to get it repaired. See photos below.
Turf Fertilizer and Reseeing Of Hollandale Berm
Added 04.16.08 - Blue Ribbon Landscape will be apply Turf Fertilizer to boost the growth of our common areas and berms as well as reseeding the berm on Hollandale. Hopefully by the end of May, the Hollandale berm will be up to par with the rest of our common areas. We'll keep you updated on other landscaping projects as they start.
Irrigation Water Is Back On
Updated 04.14.08 - Nampa-Meridian Irrigation has turned off the valve to a home's system that froze and broke and has turned water back on for the community. We are in contact with the property's management firm to ensure the pipe is fixed.
Updated 04.11.08 - We have notified Nampa-Meridian Irrigation System that we have a broken water line at the corner of Hollandale and Jalapeño. They are shutting off the pumps while they investiate.
Added 04.11.08 - Get ready for Spring! Our irrigation water is now turned on. It's always a good idea to run through your systems and make sure that each station is working properly. Happy watering!
Board Awards 2008/2009 Landscaping Contract To Blue Ribbon Maintenance
Added 04.01.08 - After a disappointing first season with our former landscape maintenance company, the Board reviewed seven proposals from local companies for the immediate 2008 season. We are proud to announce our new partnership with Blue Ribbon Landscape Maintenance of Nampa, ID. They have already been to our property multiple times preparing the grounds for the Spring season. Our contract expires in February of 2010 and the association received a 5% discount for annual payment up front. We hope to share more information from Blue Ribbon in our Annual Meeting, scheduled for April 22nd.
2008 Annual Meeting Announced
Added 04.01.08 - Our Annual Meeting of the Pepper Hills #2 Homeowner's Association is scheduled for Tuesday, April 22 at 7PM at Pepper Ridge Elementary. Please make plans to join us for important association information and annual business voting.
Association Dues Lowered For 2008 - Due End Of January
Added 12.27.07 - The Board has made the decision to lower 2008 Association Dues from $220 to $175 per household in an effort to zero balance our 2008 budget. In making this decision, the Board factored in our existing costs while keeping our current savings untouched for future development. With so much development left of our community, the Board did not want to use existing funds to pay for annual costs until the community is developed in full. This will avoid future strain on homeowners as unknown costs eventually come up. We will continue to evaluate our budget annually as our community is further developed. Any questions or concerns can be sent to board@pepperhills2.com. Please watch your mailbox for the annual invoice from MGM, due at the end of January. Your timely payment is appreciated. Thank you.
Irrigation Water Is Off - Reminder To Have Sprinklers Blown
Added 09.24.07 - Irrigation water has been turned off for a couple of weeks now. The Board would like to remind everyone to schedule a time to have their sprinkler systems blown out as soon as possible. This prevents your system from freezing and breaking over the winter, causing major problems for you and your neighbors. Thank you!
CDs Have Been Purchased
Added 08.17.07 - The Board has purchase two CDs in various amounts. at 4.85% interest at maturity in March of '08 and 5.05% interest at maturity in January of '09. The amounts will remain disclosed on this website, but will be recorded in our monthly minutes in September. This allows our money to begin working for us rather than just sitting at the bank.
Landscape Improvements Going On Now
Updated 08.17.07 - Mainscape Landscaping is continuing to work on getting the berms on Cloverdale and Hollendale back up to par. The Cloverdale berm is looking great but the Hollendale berm is having a tough time with the hydroseed. They are still working on it. Also, Mainscape has added additional landscaping to both areas to improve the overall look. This was at no cost to the association.
Posted 07.11.07 - Mainscape Landscaping has been doing repairs on the berms by and on Cloverdale to fix the first round of clean-up that didn't go so well. Areas have been hydro seeded again and dead areas have been repaired. The next step is to repair the sprinkler systems and keep it wet. We are going to purchase a new timer and keep our own watering schedule apart from the Townhomes (they are currently connected)., The chemical crew will do the weeds and "hand cut the weeds" in on Coleen. along the side walk towards Victory.
Landscape Improvements Going On Now
Posted 05.18.07 - You may have seen Mainscape, our new landscaping contractor, working hard on some of our common areas. The Broad approved an elaborate plan earlier this year to improve some areas that have been neglected over the years. This includes preparing grass on the berms and aerating all common areas. We are also replacing a total of 9 dead trees, 4 of which were still under warranty. Watch for these improvements to continue over the next couple months.
Plot Recording Issues - Board To Review Next Steps In June Meeting
Posted 05.18.07 - The Board has been made aware of numerous plot recording issues with the various phases in Pepper Hills #2. We are currently working with an specialized attorney who is reviewing everything and will be reporting back to us within the next two weeks. The Board will be spending significant time reviewing this information in our June 20th Board Meeting and will report with the next steps we'll be taking. From what we understand at this point, it is a highly complicated issue and appreciate everyone's patience as we just get this process started.

Posted 05.05.07 - We would like to remind all homeowners that any lot improvements need to be approved by the Architectural Control Committee (ACC) for review, and wait for the committee's decision in writing before work is completed. You may also need to obtain a building permit from the city of Boise (typically needed for any new fence construction). Posted 03.15.07 - If you are planning to make improvements to your property, you must submit your plans to the Architectural Control Committee (ACC) for review, and wait for the committee’s decision in writing, before you begin any work. You may also need to obtain a building permit from the city of Boise (typically needed for any new fence construction). Contracts Awarded To Mainscape And MGM Management
Posted 11.03.06 - We are excited to announce that Mainscape has taken over regular maintenance of Pepper Hills HOA #2, effective immediately though February 1, 2008. There is much work that needs to be done with our current landscaping that was neglected for so long. The Board is currently reviewing our options with Mainscape and having overall discussions on who is responsible for the past upkeep. More information will be posted at a later date.
The Board has also awarded a one year contract to MGM Management to continue assisting the Board in managing violations and finances. MGM management can be reached at 208-846-9189 or by email at mgm@gomgm.com.
October Board Meeting Announced - Open Invitation To All Homeowners To Attend
Posted 09.29.06 - Our next board meeting is scheduled for Thursday, October 19th at 7pm at Round Table Pizza (Overland & Five Mile). The Board is offering an open invitation to our next meeting. Although Homeowners are welcome to join us, we would like to make it clear, that this is not an annual meeting, nor is it a forum to discuss concerns over former issues that are outside of our control. We will have an agenda, and will provide time for feedback from any homeowners that plan to attend.
We have agenda items that we plan to address and do not want this meeting to become a open season of commentary of what is wrong with the HOA. We realize there are issues, and we are going to work as effectively and efficiently as possible to address them all. If you have specific concerns that you wish to see on the agenda, please send them in advance to MGM via E-mail or postal mail so we may be apprised of them prior to the meeting.
We will also be working toward appointing the remaining positions outstanding, including the President, Vice President, and Secretary/Treasurer. If you have any interest in performing these duties, please send your intentions to MGM as well. We look forward to serving the HOA and doing what is right by all the homeowners. Please be patient with us as we work out the kinks.
